(To Approve the 2021 Proposed Budget)
A. Call to order: The meeting of the Board of Directors was conducted by the Association Lawyer, Paul Arcia, at 7:07 pm via the application Zoom, with 9 persons present. This meeting was recorded.
B. Proof of Notice of Meeting: The Association Lawyer’s office, Paul Arcia, sent the Notice of Meeting to all owners.
C. Reading of minutes or waiver of reading of minutes: All were in favor to waive the reading of last meeting’s minute.
D. Establishment of a Quorum of Directors:
A quorum was established. Directors present: Luis Caballero, Valerie Isaac, Cathy Diaz, and Yasel Perez. Silvia Lopez was absent.
Were present also:
Yen Fatule, Administrative Assistant of Villa Portofino West Flora Soteldo, Bookkeeper of Villa Portofino West
E. Comments or discussions by Unit Owners: No comments of discussions by unit owners.
F. Consideration and Vote by the Board to Approve the Budget:
The President of the Board, Luis Caballero, passed a motion to consider and approve the 2021 Budget; the Vice-President of the Board, Valerie Isaac, seconded the motion.
The four Board members present approved the passing of the proposed budget.
G. Assignment of Members to Association Committees (Compliance (Fine) Committee, Architectural Review Committee, etc.):
The four Board members present to support the 2021 Compliance Committee as follow:

H. Comments:
The President of the Board, Luis Caballero, stated that the Association fee will have to be increased in the near future to cover all the expenses and to avoid deficiencies. This upcoming year 2021, the Association will not increase the fee of $150.00 due to Covid-19. Association Lawyer, Paul Arcia, added that maybe the Association will have to pass a special assessment during the year 2021.
It is pending to replace the community gate. Right now, is working fine.
Members can request a meeting with the members of the Board through the Association Office.
Meeting with the members of the committees will happen in the next days after the holidays.
I. Questions:
Cecilia Peña asked, how much will the Association fee be increased? The President of the Board, Luis Caballero, answered that it would be staggered; for example, in 2022 an increase of $10.00 or $20.00 dollars; the next year, another increase of $10.00.
Cecilia Peña asked about parking space when she visits her tenants in the community. The Vice President of the Board, Valerie Isaac, answered that with previous notice to the office, members can park at the pool monitor parking space or at the office.
J. Adjournment: At 7:27 pm a motion was made by Paul Arcia to adjourn the meeting,
Luis Caballero seconded. Motion approved unanimously.
